This is excellent, and we thank you.
However, I immediately see one huge mistake here. 9 times out of ten (and it may be closer to 19 times out of 20) THE RECORDS SEARCHED AT THE COURTHOUSE ARE THE SAME RECORDS SEARCHED ON LINE, and are maintained by the Register/Record of Deeds herself. I have no access to paper records (for recent history) in any of the counties I personally search. All of that information is indexed and imaged into their system and the on-line search pulls from the exact same server/program/documents as is available on line. I currently know of only one exception to that scenario here in Michigan and that's Kent County where the records are not maintained by the Register herself. There may be others, but my abstractors know their counties and are careful about on-line searching when it's not identical to records at the courthouse.
The probate and divorce records put a twist on this situation in other states, but here in Michigan we search only records at the Register of Deeds so as long as those records are identical, it really makes no difference if I can search at home or at the courthouse. I'm accessing the same images.
