The tract books are open to the public.. all tracts and documents are open to the pubic. (if you know how to use the online systems). the Recorders office has no title insurance underwriter.. that's why I'm questioning everyone to see if this is an issue every where or only here in MN.. we in the business would love to operate just like them.. no worries, no liability, no one to answer to, no income taxes, no charges etc.. and charge a flat fee.. higher than the abstractors in the area, and for abstractors who pay for copies, time, travel, e&o insurance and state licensing fees.. who carry worries and liability.
