As a real estate attorney who does a lot of curative work, I can honestly say that it is much more expensive to fix those things after the fact that it would have been to take care of it in the beginning. I am grateful to have the work and I enjoy it, but I hope that planning to fix it later is not becoming a substitute for a good search.
But, your point is well taken. I do see a lot of post closing legal actions to fix problems.
