Thanks for writing back. I guess, I could say I've been very lucky. I had a search last month in Monroe county and needed a deed prior to 1959; I contacted everyone I know including other title companies .....I could not locate it. Fortunately, the customer simply stated to their client that there was a break in the chain of title.

Other than that, I have been able to provide all deeds. I also cover Texas, Colorado and MD. Those states are "kinder" than Fla (as far as deeds go)
