I read and examine searches into commitments for my title clients. Most of our NJ searchers on basic files (not 100s of pages) provide the county search within 72 hours or less.
Unless it is a "rush" file, I find that acceptable going into the year 2018. A rush should be back within 24 hours (or same day if possible).
I'd much rather have a 100% correct and complete county search than get garbage back where I have to tell the searcher everything they missed.
QUALITY is the key here. Without a QUALITY, comprehensive, no error search, by a seasoned examiner, the title agency and it's Underwriter is put at a high risk and liability.
Excellent searching is much more important to me than the time it takes to provide an excellent product.
I'd be scared to even use a foreign company that is sub-contracting to US searches and has no clue what the search process is for the states and counties they are providing services in. How do THEY know if the search they received is a good, reliable product?
Excellent abstractors are the life-blood of our industry. Garbage in garbage out.to post a reply:
