1)  21st Century National Abstraction Company

The owner is Deana Moore.  We completed one project 5/26/2011 and received only partial payment for the work.  We were promised the remaining amount due; however, after phone calls, we never received a final payment.  The business phone is now disconnected and the old number has been reassigned by the phone company to a person living in Danville, VA.
 
2)  Concord Commercial Services

The contact person is Marilyn Ruud who wants to pay little or nothing on Commercial Property. The research covered the scope of the project; however, we were constantly answering a barrage of questions which should have been handled by the underwriter.  We charged for the initial work, sparingly, but never charged for another seven hours on the phone answering questions, which in essence, completed the underwriting on the project. In addition, we were asked to go back to the courthouse to retrieve two releases (the books and pages were provided) that we had, supposedly, missed.  To our surprise, the two documents were Deeds and had no relevance to the search. She refused to pay for the addition trip. The search was on a subdivision "Remington Park."  All correspondence on fees was handled by phone;  therefore, hampering documentation. Other correspondence was handled by email.  Be careful-she is rude! You will be accused of doing a poor job to justify not paying the full amount of the invoice for the project.
 
3)  De Land Search and Abstracting

The company paid for the first search assigned out of three.  The searches were 90 miles from the office and assigned within a few weeks of each other.  We sent monthly invoices and left messages for payment on two projects  for September and October of 2011, but never received a response.  Obviously, the intent was to hook us on the first one and not pay the rest.
 
4) Stonewall Title & Escrow.

The contact person is Sandy.  We were asked to record a DOT in Charlottesville, VA (60 miles from the office).  We complied with the request and attempted to record the document 9/6/2011.  The amount of the check was over by $5.00; therefore, causing the clerk to refuse the recording. Sandy was contacted and stated that she would send a corrected check by FedEx immediately.  The check was received on 9/7/2011 and the DOT was finally put on record the following day 9/8/2011. We have yet to receive payment for the attempted recording  9/6/2011.  
 Sandy will not respond to our letters for non payment, emails,  and phone calls.   Two trips were made and the project completed at our expense.
