Personally, I won't set foot in a courthouse for less than $20 per file. We charge $10 for the bringdown and $15 to record, total of $25.00. If they say that's too much, ask them how much they'd spend sending the mortgage to the courthouse via FedEx or UPS. Then ask them if they know whether or not there's a backlog of recordings at the county recorder to whom they're sending the docs. I know of one county in my service area which has a backlog of two-and-a-half months.
The point is that you are offering them the service of getting their docs recorded faster, thereby securing their client's lien position. I, for one, think that that is nominal fee for that kind of peace of mind, and is money well spent.
But, that's just me.
