The market rates are usually $50 for a one owner search, $75 for a two owner search and $150 for a full search of 40 years or more.However, there are some title companies that require you to take lower fees if you want their business. The usual trade off is a decent amount of volume in return for the reduced rate. However, keep in mind that the land records are kept in the Town Halls and not a county seat in Connecticut. Therefore, you will spend much of your time on the road traveling between Town Halls. With the current price of gasoline, keep this in mind before you agree to reduce your rates. Otherwise your searching fee goes into your gas tank. If you agree to reduce your rate, do not be shy about using the reduction as a bargaining chip to insist on payment of your bills within a reasonable time (Two weeks to thirty days). Try to get a written agreement with the title companies with which to enter into contract. A reputable title company generally sends you a vendor set up package.
