The only thing that is saving me is that some types of searches, i.e., title searches need the closest certification date to actually doing that and that can only be obtained online - or for searches that require some information that is not online - like specifically in my county UCCs are in different computers and are not offered online. Some nationwide companies do not know that and are assuming it is included in searching county records. The fact remains that "knowing" completely real estate and real estate law is what it takes to "thoroughly and effectively" search records - it doesn't mean you can stick anyone at a computer and do the search. I don't know about all of you but if these nationwide companies continue to take away my work I will go directly to the lenders, savings institutions and mortgage companies myself and tell them what is happening and let them know that I am much more qualified to do the job and remind them how important it is to keep revenue and business from our state in our state. They are banks - in the end they know the importance of the local economy. I told some of my companies if I was sure I could effectively do these searches online right now that I would reduce my rate since I would not have to travel anymore and complete them here at the office - but still it takes a trained professional. I have several companies place orders with me "knowing" that they could not find the search - after actually finding the county in which it needed to be they cancelled the order for someone cheaper and/or after I find out which property it is doing it online themselves. This is getting a little ridiculous - I'm sending cancellation fees now - nationwide companies are not feeling any kind of commitment towards the abstractor that worked their butts off for them (excuse the french) for years - just the price - when they try to come back to me after all the mistakes - I said I'm sorry you made your choice awhile back. I always believe that what goes around comes around and maybe their clients will do the same to them!
