I have multiple concerns with your thoughts. The first is as follows. The primary cause of records being available on line are the county clerks. Local bar associations and/or title companies should place firm pressure on the people responsible for creating this whole mess.
The second is that the sites do not clearly explain in obvious terms that the information is not guaranteed to be correct.
The third is that the title insurance companies have contributed greatly to "short cutting" methods by condoning the writing of title policies by using credit reports and a last owner search. Smart people know that the only true safe way of writing a policy is to exhaust the statute of limitations on all possible liens, ie, full 40 year searches or full 60 year searches.
