If you have that many searchers in your area then the volume of work is definitely available in your area. You are just not getting an even share of it. The question is why. That question needs to be explored, and a remedy needs to be found. Obviously some of the searchers in your area are getting a higher volume. If that work were evenly distributed through a rotation, or if you could be given some form of exclusivity with respect to your existing clients but an equal rotation with respect to new clients, wouldn't that make sense? David Bloys had some really great ideas in the thread further down on this page with respect to protection of existing business. I invite you to read it. The current business environment that you have described sounds like one in which you are slowly being put out of business, and leaving "well enough alone" sounds like a program for disaster. If business is slow you can also supplement that business with other services such becoming a signing agent. I admit that down loading/printing the forms is aggrevating sometimes, but the actual work done in the closing is far easier than a complicated title search can be. If you had an organization that could find more attractive ways to market and promote your services, would that not be better than settling for the diminished level of business you have described or worse yet the loss of business
