Yes, it would help simplify for those states that require licensing. I know the licensing requirements vary widely in the few states that have licensing. I was told that in Missouri for example it is basically a fee paid to the state with no further requirements. In one of the western states, Wyoming I think, the requirements go the other direction and basically requires a title plant.
An agreement to service level for basic products would also be needed so that the LLC would be able to offer a consistent product.
I recently ran across a web site of another abstractor that was doing something similar but on a much smaller scale. His company had banded together with others in neighboring counties to expanded geographical coverage. They had all agreed to the same service level, turn times etc, but prices varied by county.
They marketed for each other on their various web sites by listing the counties covered by themselves and those covered by others in their group. They were all independent, insured and experienced. Peers in non competing areas. I thought it was a great idea. In fact I plan on approaching some of the independent, experienced and insured abstractors in nearby areas to see if similar arrangements can be made here.
