Yes, they will find abstractors willing to do their work for reduced fees. It's already happening here. Some are doing current owners for $30, from what I hear. Most of whom are not that experienced & do not even carry E & O. One company, which has been mentioned on this forum as a "favorite", has apparently dumped me in favor of one who does it cheaper & who does not have E & O. I, for one, will not reduce my prices. If they want a cheaper price, go for it--they'll get what they pay for.
Has anyone from another state had the "Harris" system installed at the county? While it really is nice, it is not w/out fault. Some of our counties are using this system and relying on them to proofread and do the indexing. Well, found out today, in one county, 2 deed books were never indexed; documents from July & August. It was only caught because a guy who had a deed recorded said it wasn't of record. Sure enough, he had the recorded deed in hand. And it wasn't in the index. And neither were the hundreds of other documents filed during those days! I have a feeling the Harris system will eventually go on-line and will be available to all for a fee. I think technology is going to make us title abstractors distinct. Just my thoughts--but won't do quality title work at a cheapo price!!
