I replied to this earlier - looks like I must have forgot to submit. David what ithe range of pay you are getting for these. The ones I do 50-60 years is required and checking that all liens have been properly released during those years - not just chain of title. Plats have to be produced, abstract maps, secretary of state certificates for corporations, state tax status with the comptroller, tax certificates (nt statements) adjoiners etc. The company I used to do these for always sent me the ones that were turned away by everyone else and they wanted a ridiculous flat rate. I would say cell tower searches require a huge amount of experience in real estate and real estate law and with that coupled with the extensive value of the property I think prices should be a lot higher. When my copy costs and plat costs, etc are higher than my fee, that is a problem and that is what I told the company.
