Here in Virginia, where I am anyway, I have never heard of anyone doing witness closings for sales. But some of my clients want different fees for HELOC and refi's. I do not prepare HUD's and I think for the heloc they want that done.
Anyway, one issue I have run into doing witness closings is that if you are able to do the download doc thing it best not to do them too far away because my clients have almost 98% of the time gotten the documents to me so late in the day or so close to the time of the closing that I would have never gotten to an outer area to have it done on schedule.
I would suggest asking the client for the 'range' of what others in your area charge and go somewhere in the high middle. Some clients also tell me what they will pay and won't budge. Luckily the fee they will pay are decent so I couldn't say no. My range is 65-80 depending on the location and additional $20-35 for the download of the docs. Just be sure you have a good printer and adobe 6.0
