My response to your post was not to that company either. I actually have given companies flat fee commercial for current owner - based on the appraised value. That is a good indication of what the search will entail. Under 500,000; 500,000-1,000,000 and Over 1,000,000. Three levels - some companies have asked for 2 levels so I have done that also. Haven't really changed many of those - would have to be real bad. Commercial 60 cell tower - list a start rate - and most of them remain there. However, I tell my customers to fax me the order and I actually take a look at what it might possibly entail by the county it is in, the appraisal records, if it is platted or unplatted; the kind of commercial property (that tells whether or not there will be leases or not) and I actually take a quick peak at the amount of records I am possibly up against. Then I quote a flat price - they either take or leave it.
