Please let me reiterate that updating someone else's work invites trouble. When I am asked to update another's title work, I require that the company pay me for a duplicate title search (if it was a current-owner search, that will be the fee for their update). If they need rush, they need to pay first for the work you are doing and then on top of that for the rush and then on top of that the trip fee for going out of your way to help them out. Comes to my mind that tripling your fee for them ought to (1) make it worth your while to do the work, or (2) get them out of your hair. Either way, a benefit to you.
