A purchase money mortgage has superiority to other liens in Michigan. As a result, buyer's names are not required to be searched for Federal or State tax liens as the liens would be subordinate to the mortgage that is to be insured. The liens would be excluded from coverage by the Owner's Policy as they are matters 'known to the insured', as well as subsequent to date of the policy, which is normally the date of the recording of the deed.
Liens of the seller's are always raised.
