lol.. I remember when I learn to examine from my father many moons ago. The way I labeled the top of my legal pad to remind me of date/grantor/grantee/mortgagor/mortgagee/etc/etc. The details of the documents, covenants, restrictions, easements, comparing legals from mortgage to deed. I was also required while he was training me to go all the way back to the Ohio Land Grant. (Even though marketable title was only 40 years) Those were the days...
Now you can walk in with a single piece of paper spend only the amount of time searching until you find a prior underwriter to whom you have an indemnity with. Karen, I suppose the point I'm making is, wouldn't you as the examiner want to check back pretty far to CYA unless you know for certain the area you are covering isn't included in a big minerals rights area?
