This is what I understand to be the rules for M/L's in Va- They have to be completely correct with the legal and owners names. The type of work and what was done, they are to be used to collect from contractors/owners for work done on a piece of property. Suit has to begin within 6 months of recording the M/L- this is a suit to enforce the claims of the M/L. If no suit is filed ,it just expires.
One of the things I have learned is that "everything" has to be correct or it is no good. For some of those with access to Fx Co land records, look up Leesburg Real Estate Development back in 1987- then follow the M/L's filed and the releases- just so you know most if not all of the releases are forged-this was a lesson in how to fool everyone, including the title company.
