Are we not in the 21st Century?

I don't know about where you live, but as of 2001, it became Florida law that all counties have their Official Records and Images available on line. Any county (mostly smaller ones-but some not) not able to do so became a part of myfloridacounty.com. If I am not able to get info from the county's website, I go there. How much longer are you going to do every search from the courthouse? It seems with these lightening fast turn around times required, the county websites should be the only feasible answer. We are not living in the 80's & 90's where courthouse records were the only way to do a search. Most counties have all their records on the computer when you go to the courthouse. online records

sometimes the online records are not correctl i have run into that here in ohio

Over seas

If all the records are online then the searches can go over seas. I enjoy the online searches. It makes it so much easier. But I don't enjoy people from other countries doing work that should be done here.

Mission Impossible

For the kind of work that I do (oil/gas and mineral title work), it's impossible to do a thorough and proper title search online, at least in southwestern PA.  Some of those old coal and mineral severances go back at least 100-120 years.  Online resources are a quick and convenient tool, but no deadline should ever take precedence over a thorough and properly conducted search.

That is so true!
You have a point! Times are so tough, why do it? I was just browsing Illinois county websites. Going to start doing Central counties. (I'm from there). I guess I'm lucky to be in Florida where all counties are online! Got too spoiled!! So, sorry for those of you in other states where records are not online or limited, and you HAVE to do courthouse searches :( I'm going to keep researching Illinois to find the counties online (except Cook-Chicago of course!) oh yeah, can't do Oil, Gas & Mineral online here either! Try looking under state of Florida (they reserved alot of rights and you have to find deeds out!) No thanks!

On-Line titles

Most documents that are filed in the Circuit court land records here in Maryland are on line, but not the District Court nor circuit court cases that are not specific to the land records filings.  So, that being said, we are still not able to do full searches on line.  While it does reduce our turn around time a bit, my abstractors usually can get me a full search and copies within 3 days.  Because we do a lot of foreclosure work it is necessary for our abstractor to pull circuit court case files and provide us copies of pertinent documents out of those files.  I agree too that if everthing was on line than we would seriously be seeing ALL of our work being outsourced.

Best is Here!
Well in most counties in Florida the dockets are on line. If you need the complaint or those other docs. yeah still need, you have to go to CH. Haven't needed to as of yet. I have a sat. office of CH a couple miles from me so I don't have to go to main one in downtown Clearwater (about 20 mi away). Oh why would co's go cheaper for outsourcing searches when the best in the biz are right here? Geesh!

My Florida County

Paula,

Be careful with MyFloridaCounty.com.  I will order some copies there, but there search system is unreliable.  A few months ago, I had clients asking me to pull Gadsden copies of Lis Pendens.  They were showing up on Gadsden clerk site, but could not be located on MFC even though the date range showed that they should be available.  When I called to notify them of the problem, they simply stated that they receive the info from the courthouse.  I told them that it is on the County website, but not on their site.  They basically told me that it wasn't their problem & no action was taken on their part to correct this.  Yesterday, I went to order a certified copy of a Manatee Mortgage from 2007.  Not found on MFC by name, book/page or document #.  It is on the online clerks system.  Their is a major glitch going on, but they seem to have no interest in correcting it.  Be wary of using them as a primary source in any County.

I don't use them much anymore (last resort mostly). Have access to e-titles now and don't need it much.

What to do....
I guess once again, it comes down to the experience of the examiner, searcher, abstractor, huh? How can foreclosue mills (I sure would like some of THAT! Won't drive to Tampa to work at one!) rely on sub standard searches and have a clear consious? Is that what it's come down to, money? Geesh! I have over 25 years experience to 2 states and everything has dried up. If my husband tells me to go to Tampa and get a "real job" one more time, I am going to scream! Won't help....thanks for the vent!

On the fence....

We do searches in 3 states (in person).  Only NC (in our area) has an online public records law.  Of the TN, NC and VA counties we cover, the records either don't go back far enough to cover a full search period, or the accuracy of the database is spotty.   If the online county records don't go back far enough to cover judgments for at least 10 years, what is the point?  I do enough work for customers who do their own searches but need copies of docs that are beyond the purview of the online database.  Why spend the money subscribing to online databases when I can write the mileage off and make sure I can do the complete search all at one time?
